About Chris

Construction experience.
Owner-level perspective.

General contractor, project manager, developer and owner experience throughout South Florida and the Florida Keys.

Why KCD

Experience on your side of the table.

I'm Chris Venezia, owner of Keys Construction & Design, Inc. My construction career began in South Florida and has included work as a general contractor, project manager, developer and owner. Today, I put that experience to work for owners, contractors and developers who need experienced project leadership.

I've been responsible for delivering construction from the contractor's side and I've also put projects together from the owner's side—identifying property, evaluating development potential, working through approvals, managing construction and bringing projects to completion and sale.

That combination gives me a practical understanding of both sides of the table: what an owner needs to protect the investment and what a contractor needs to successfully deliver the project.

South Florida foundation

Built on decades of hands-on construction.

That period included the Duker Residence, a custom residential project with a construction budget of approximately $30 million, delivered by Atlantic Coastal Construction.

Developer & owner perspective

Experience beyond the construction contract.

That work included small multi-unit affordable-housing developments, along with projects involving the acquisition and subdivision of properties, rehabilitation of existing residences, and construction of new homes on the newly created parcels.

Built in the Keys

Experienced in the details.

Construction in the Florida Keys brings challenges that are easy to underestimate: permitting, coastal conditions, hurricane requirements, inspections, material logistics, scheduling and a limited pool of qualified trades.

After decades of working here, I know the environment, the process and the practical issues that can affect a project long before they show up on a schedule or a change order.

That local experience allows me to identify problems early, ask the right questions and help the owner make informed decisions before small issues become expensive ones.

Direct involvement

When you hire KCD, you work with Chris.

KCD is intentionally personal. Your project isn't handed off to a junior project manager or managed through layers of staff. I stay directly involved.

Whether I'm representing an owner or providing project-management leadership for a contractor or developer, I stay close to the work, communicate with the project team, monitor cost and schedule, identify problems early and keep decisions moving.

“My job is simple: identify problems early, keep the team focused, and help move the project in the right direction.”
